Lake Oswego Market: in Graphic Display!

Just to follow up on this post, here’s what Lake Oswego looks like as of the end of September.  Note each is a two year monthly calculation with an imbeded trend line.  Click on the images for a much more complete two page PDF:

 Median Price:

Note after about an eight month dip prices are beginning to trend up again.

Supply and Demand:

Note, again, even as sales and pending sales continue to dip, inventory supply is leveling, with fewer coming on the market and fewer being relisted once expired.

And Months Supply of Inventory:

Still high - two months higher than September ‘06 - but trending down, as opposed to the broader Portland Metro area, which is trending up dramatically.

And that’s the point:  Markets are definitively local, sometimes hyperlocal.  (I just did an analysis for some clients looking for a detached home in Portland City Center, in a specific price range.  Months Supply of Inventory: 3.3.  Median price through the roof.)

As far as Lake Oswego?  I said it once, I’ll say it again:

Time to buy.
